PROPERTY Video Review Sessions #1, #2, and #3:

In the first video, join attorney Virginia Tehrani and your favorite law student Chelsey Rogers as they break down the types and definitions of real property, and current and future interests in property. This session includes present estates, including fee simple absolute, defeasible fees, fee simple determinable subject to reverter, fee simple determinable subject to executory interests, fee simple subject to a conduction subsequent (FSSCS), and life estates. This session also includes future interests in property (future estates), including possibilities of reverter, rights or reentry, reversion interests, contingent remainders, vested remainders, and the rule against perpetuities.

In the second video, join our duo as they break down concurrent interests (co-tenant estates) and deeds. During our conversation about concurrent interests, we learn about tenancies in common, joint tenancies with rights of survivorship, and tenancies in the entirety. Our section on deeds encompasses a large group of topics, including but not limited to formation of a valid deed, transfer of title and deeds, types of deeds (general warranty deeds, quitclaim deeds, and special warranty deeds), the recording acts and statutes, priority and chain of title, bona fide purchasers (BFPs), types of recording acts, title problems, and title insurance.

In the third video, join Virginia and Chelsey as they break down the sale of real property, mortgages, other means of acquiring title, and use restrictions on real property. During our conversation about the sale of real property, we learn about brokerage relationships, valid sales contracts, mergers, and closings. Our section on mortgages highlights mortgage theories, priorities, transfers, and foreclosures. In this session, we also hit our hosts’ favorite topics of adverse possession and easements, while incorporating restrictive covenants, and zoning restrictions. We end our review of property with landlord-tenant issues and rights.
